My review on The Garden Residences

Phew! Phase 2 is coming on Friday (19 June). We are finally able to meet up with friends and do physical viewing. Almost there to the new normal!
What has changed over the last few weeks?
We saw more people buying things online and getting food via grab is a norm now.
We also saw our parents or grandparents stepping into the digital world now. They have to learn, at least, to scan the QR code to go into the supermarket. Learning either Whatsapp video call or zoom to stay connected with children or grandchildren. (That includes my mother-in-law who is 80 years old now)
And what is new! Buying a property via Zoom or virtual tour! We saw a total of 433 newly launched condominium units were sold during the first 48 days of the circuit breaker period (7 April to 24 April), when all show flats were closed.
What has impressed you by now if you are shopping for one? You are spoiled for choices, and don’t know what to choose?
I like The Garden Residences, if you asked me. Not sure if you have heard about it or know where it is.
Can I introduce The Garden Residences to you?
The Garden Residences, is a 99-year leasehold residential project located within the established neighborhood of Serangoon Gardens. The total site is 17,189.1 sq m consists of five 15-storey towers and has 613 units, ranging from 1 to 5 bedrooms.
The expected TOP date will be in Aug 2021! (You don't have to wait very long whether to start a home or to collect rental)
Where is it located?
Located at Serangoon North View. It is located within an established neighborhood of Serangoon Gardens.
Serangoon Gardens is one of the oldest estates in Singapore that has almost everything you want. From the atas café to down to earth coffee shop. From the popular wet market, Serangoon Garden Market to the NTUC Finest supermarket in MyVillage Shopping Mall.
By the way, my favorite banana cake is at the Serangoon Garden Market. You may want to check it out when you are around the corner.
It is also easily connected to all parts of Singapore. Major expressways like CTE and PIE are just minutes’ away.
It is nice to know that The Gardens Residences is just 1km to Rosyth Primary School (But it will be like striking toto if your kids can get in) and Lycee Francais de Singapour .
And that you are not too far away from NEX shopping mall, Serangoon Community Club, Serangoon Stadium, Serangoon Gardens Country Club, and Tavistock Park.
Though MRT is not in operational till 2029, it is comforting to know it comes with a one-year free shuttle bus service that brings you to and from Serangoon MRT Station and bus interchange.
Future Serangoon North MRT is just 532m away which is about 8 mins walk, near enough la!
Who are the developers
Jointly developed by two Singapore’s most reputable developers, Wing Tai Asia and Keppel Land, do they need more introductions?
If you are not aware, KeppelLand had developed Highline Residences, Ardmore and Reflections, and Wing Tai Asia had developed Flame Tree, Nexus The Tembusu, just to name a few.
You know you can rest assured that you are buying a home that is well designed and it is built with quality with track-record and the good reputation of the developers. (I have a client who is staying in the Flame Tree and still rave about the workmanship of the project today)
What are the facilities
I shall not touch on what everybody has, but rather, something that is unique in The Garden Residences!
75m Swimming Pool
Who has this?
A 75m swimming pool, even the Olympic pool is only 50m.
Enjoy your long laps in this super long swimming pool, it will definitely improve your stamina in time to come. With only 613 units, I’m sure this will not be a pool full of people.
Oh wow! Which development has that?
Though Covid-19 has changed the lifestyles for a lot of people, but who know if we will go back to the rat race time. Nice if you do not have to rush home to work out before the gym close. Or if you like to have a work out before you head to the office.
I had a tenant who wakes up at 4am to go to the gym, so this will be an added advantage!
Ok, not very practical. But this probably attracts me the most though, the garden theme.
Imagine being able to walk down to your garden to pluck some rosemary when you need to roast a chicken. Wow, I love this thought!
There’ll be more than 100 plant species around the development to purify and nourish the air and enrich the air and environment around you.
Smart Home Technology
Smart home – who doesn’t have it anymore!
But smart home technology in The Garden Residences does not just limit to your home.
The same app allows you to easily invite friends over, without the hassle of going through the security guard. All they need is a QR code to scan and wow, they’re at your doorstep. Doesn’t matter that the doorstep is not working anymore.
Other smart features include a smart parcel box – for easy package delivery and a keyless letterbox.
Why The Garden Residences
Home is where your story begins. Where you choose to live, is equally as important as what your lifestyle will be when you are living there.
I view The Garden Residences as a home, a place to build memories and nurture my monsters. A place where the monsters can call home.
My choice unit
I have 2 monsters, space and privacy are what they will need very soon.
I will opt for a 3 bedroom + study at 904sq ft, Stack 39.
Why this stack? Though Stack 38 is facing the pool which most people will choose, I will like to avoid the west sun and happily face the unblocked landed property view. I might have a bigger pool of buyers when I want to sell in the future as most of us just hate the west sun.
What is the potential?
Transport Minister Khaw Boon Wan said on Friday (Jan 25) that this first stretch will be 29km long. It will have 12 stations and pass through areas such as Changi, Loyang, Pasir Ris, Hougang and Ang Mo Kio.
"When it is completed by 2029, more than 100,000 households will enjoy better connectivity and shorter travelling times," Mr Khaw said.
Yes, though it will take another 9 years for the MRT to be in operational, but isn’t that a good news?
You see the potential capital gain when the MRT is in operational?
Will this give you another boost? When URA gives out its plans, it will be materialized.
Do you see that it will be more jobs near home? Do you see the potential growth in tenant’s pool? And the potential growth in Serangoon?
Not forgetting Lycee Francais De Singapour is round the corner while where the staff or parents which you can potentially be looking at in the meantime.
But, if you are now looking at The Garden Residences, it is either you are staying in the vicinity or your parents are, what is more comforting to be in a familiar place or being near your parents.
Or you are just simply lured by the quiet, laidback charm of Serangoon Gardens.
I view The Gardens Residences as a home, a place to build memories and nurture my monsters.
At the same time, I will like to know that I am buying a potentially capital appreciating property, who doesn’t? I don’t think it will be easy to convince the other half if he know this is going to be a depreciating property.
With the MRT coming in 9 years, I am quite sure that the value of The Garden Residences will appreciate as well.

We are at 5.7 million as of today, even if you buy at a high today, it will be considered cheap by 2030. How wrong can we be now?
